T: Transitional

The purpose of the transitional district is to grant a provisional, temporary designation to newly annexed areas of the city. This district functions as a holding district where no land and no building shall be used for any purpose except those purposes and uses allowed in an R-1 district. The City shall expeditiously establish the appropriate zoning district designation for all such property.

 

R-1: Single Family Residential District Permitted Uses

Single family residence;

Churches, schools, and parks;

Home occupations;

Accessory uses and buildings which are accessory to the uses expressly allowed in this district.

 

R-2: Duplex and Multi Family Residential District Permitted Uses

Any use allowed in an R-1 District;

HUD code manufactured homes;

Duplex

Multi family dwellings, not exceeding four (4) dwelling units and commercial operations included in the complex for the benefit of the occupants, such as coin operated laundries and vending machines;

Accessory uses and buildings which are accessory to the uses expressly allowed in this district.

 

TR-1: Tourist/Recreational District Permitted Uses

Any use allowed in an R-1 District;

Any use allowed in an R-2 District;

Hotels, motels and multi-family dwellings and commercial operations included in the complex for the benefit of the occupants, such as, coin-operated laundries and vending machines;

Hospitals and medical clinics;

Outdoor recreational facilities, such as swimming pools, athletic tracks, and tennis courts;

RV and mobile home parks;

Buildings for public benefit, such as museums, libraries, police and fire stations;

Commercial amusement parks, such as baseball, football, basketball and other sports parks;

Accessory uses and buildings which are accessory to the uses expressly allowed in this district.

 

TR-2: Tourist/Recreational District Permitted Uses

Any use allowed in a R-1 District;

Any use allowed in a R-2 District;

Any use allowed in a TR-1 District;

Cafes and restaurants, provided htey are an attendant business of a hotel, motel, or multi-family dwelling and are located in the complex primarily for the benefit of occupants and without alcohol sales, except in-room sales;

Accessory uses and buildings which are accessory to the uses expressly allowed in this district.

 

TR-3: Tourist/Recreational District Permitted Uses

Any use allowed in a R-1 District;

Any use allowed in a R-2 District;

Any use allowed in a TR-1 District;

Any use allowed in a TR-2 District;

Bars, provided they are located in a hotel, motel, or multi-family dwelling;

Accessory uses and buildings which are accessory to the uses expressly allowed in this district;

Golf courses.

 

C-1: Commercial District Permitted Uses

Any use allowed in a R-1 District;

Any use allowed in a R-2 District;

Any use allowed in a TR-1 District;

Any use allowed in a TR-2 District;

Any use allowed in a TR-3 District;

Professional offices such as the offices of dentists, physicians, psychiatrists, psychologists, mental health counselors, chiropractors, doctors, attorneys, real estate brokers and appraisers, financial advisors, accountants, mortgage brokers, title companies, insurance agents;

Government buildings and offices;

Offices;

Studios, such as photographic, artist, and music;

Financial institutions, such as savings and loans, credit unions, and banks;

Retail sales and rental facilities;

Cosmetology, barber and beauty shops;

Dry cleaners, laundries, laundromats and washaterias;

Accessory uses and buildings which are accessory to the uses expressly allowed in this district.

 

C-2: Commercial District Permitted Uses

Any use allowed in a R-1 District;

Any use allowed in a R-2 District;

Any use allowed in a TR-1 District;

Any use allowed in a TR-2 District;

Any use allowed in a TR-3 District;

Any use allowed in a C-1 District;

Restaurants, cafes, and bakeries;

Bars;

Gasoline service stations, including engine repair, but excluding body work, painting and sanding;

Storage facilities for the storage of personal effects, boats and RVs;

Marinas, boat docks, bait stands, and fish cleaning and sales customarily associated with marinas and docks;

Recreational facilities such as bowling alleys, skating rinks, miniature golf;

Bait stands;

Boat and boat trailer repairs and service, provided there shall be no spray painting or sandblasting;

Ice plants and cold storage facilities;

Accessory uses and buildings which are accessory to the uses expressly allowed in this district.

 

I-1: Light Industrial District Permitted Uses

Any non-dwelling, non-residential use allowed in any other district, except I-2;

Storage and distribution of products, goods, and services such as: food and beverages, apparel and other finished clothing products;

Boat, trailer, RV, and automobile body and engine service and repair, provided all spray painting and sandblasting shall be done in an enclosed building;

Bakery-wholesale;

Carpenter shop;

Contractors or storage yards;

Veterinary hospitals and kennels;

Furniture repair;

Monument or marble works, finishing and carving only;

Paint shop, spray painting or paint mixing, in an enclosed building;

Stables, public or riding;

Storage in fully enclosed warehouses for commodities and materials;

Welding shops, custom work, not including structural welding;

Wholesale produce market;

Any similar uses which are not noxious or offensive smoke, dust, noise, fumes, or because of odors, vibrations;

Accessory uses and buildings which are accessory to the uses expressly allowed in this district.

 

I-2: Heavy Industrial District Permitted Uses

Any lawful, non-dwelling, non-residential use;

Dwellings for resident watchmen/caretakers.
